PODCAST: Cadre’s Vincent On Accessing Real Estate Opportunities

Cadre’s Vincent On Accessing Real Estate Opportunities David Vincent, Investment Product Specialist, Cadre joined Julie Cooling, Founder & CEO, RIA Channel, to discuss his outlook on the real estate market and how Cadre is helping investors access opportunities in real estate investment.

There is no one-size-fits all solution in real estate investing, explains Vincent. Accessing deals in the right market, with the appropriate risk-return profile is especially key for financial advisors. Cadre invests across different asset classes within the real estate market and uses data science to identify the highest growth markets across the country. Cadre’s real estate-focused platform allows advisors access to real estate with lower fees, greater transparency, and diversification.

“We’ve created a website where people can come and look at the different investments that we have, that are available at any given point in time, as well as learn more about Cadre and the fund that we have, which is a diversified portfolio to access real estate,” says Vincent.

Cadre also works directly with registered investment advisors and financial advisors to help them position real estate within client portfolios and understand benefits of investing in real estate. While there is some nervousness surrounding the current late stage of the real estate business cycle, Vincent notes that this concern about the business cycle has been present all the way through the past six years, and doesn’t change the fact that there’s been persistent opportunity in the real estate market as a whole.

“When you generalize [real estate] as an asset class, you’re overlooking the fact that residential real estate in Nashville is very different from industrial real estate in Tampa, which is very different from a life science real estate property in Washington, DC,” says Vincent.

Across these diversified subsectors, there are always ample opportunities for real estate investments. Vincent identifies multi-family homes as a significant investment opportunity. Because home building has been down significantly, this imbalance between supply and demand is a long term tailwind for multi-family homes as an asset class. Additionally, investing in older, vintage properties that can be developed to add and create value not only is a prudent investment but also widens the possibility for investors to find innovative investment opportunities.

The Cadre Direct Access Fund aims to deliver value-add returns with downside protection. Collaborating with their experienced operating partners, the Cadre team selects a mix of institutional-quality investments, diversified across risk and return profiles, asset classes, and markets. Investors who want more control over their portfolio can use Cadre’s Deal-by-Deal Investing, which offers access to investment in Cadre Fund Co-Investments, Opportunity Zones, and buying positions from Cadre’s proprietary secondary market.

David Vincent has over 20 years of experience in Finance. Before joining Cadre, Vincent worked as a Senior Alternative Investment Specialist at UBS Asset Management.
