Red Oak Capital operates a small-balance commercial real estate strategy. The firm originates bridge loans, which are short term loans used to reposition, convert, and stabilize assets. Once the borrower finishes his business plan, the loans are taken out by a longer term lender, like a life insurance company, a pension fund, a bank, a credit union, etc.
This strategy offers portfolio diversification and protection against inflation. “Because we’re short term in nature, that becomes a hedge in and of itself. And because we have the ability to increase the interest rate and charge fees the longer the loan is on our balance sheet, that provides a hedge as well,” says Bechtel.
